Plenty of CRMs promise to help you grow. Very few actually find you customers. We sorted 10 contractor CRMs by what their lead generation really does: sourcing new prospects, running your marketing, or turning inbound calls and forms into booked jobs.
The best CRM with built-in lead generation for contractors in 2026 is QuoteIQ. Its Atlas map lets you search a ZIP code or a drawn area for local businesses by type, see the exact count for free, and pay cents per business to unlock names, phone numbers and websites. You can then turn any lead into a deal, estimate or job without leaving the app. ServiceTitan’s Marketing Pro is the strongest ad-and-attribution engine for larger teams, Jobber and Workiz suit shops whose leads already arrive inbound, and Pipedrive or SPOTIO fit outbound sales teams. Atlas comes with every QuoteIQ plan; leads are billed per unlock.

Search for a CRM with lead generation and you will find tools doing three very different jobs under one label. Decide which job you need done before you compare prices, because a tool that is excellent at one can be useless at another.
The software finds prospects you have not talked to yet, through business data, territory maps or a marketplace audience, and puts them in front of you.

Each entry below is labeled with its lead-gen style. Housecall Pro is a good example of why that matters: its help center says plainly, “We do not provide or guarantee new customers/business.” That honesty is useful, and it puts Housecall Pro in the capture-and-conversion group, not in sourcing. Marketplaces such as Angi and Thumbtack sell leads, but they are not CRMs, so they are not ranked here. Several of the CRMs below integrate with them.
We’re QuoteIQ. We made this list. We also picked our own platform as #1 — here’s exactly why, with the trade-offs each tool brings to the table. Five evaluation criteria drove every ranking decision:
Market context comes from the U.S. Bureau of Labor Statistics and the SBA Office of Advocacy. Product and pricing details come from vendor pages we checked on October 8–9, 2026, plus labeled third-party listings (Capterra and Software Advice) where a vendor’s own page would not load or showed no numbers. We did not test competitors hands-on, so competitor features are vendor claims and are described that way.
We left out two groups on purpose. Pay-per-lead marketplaces (Angi, Thumbtack, HomeAdvisor) sell leads but are not CRMs. HubSpot has a free CRM with lead-capture tools, but the prices we found varied by region and promotion, and it is not built for field service work, so we did not rank it.

QuoteIQ is the one platform on this list that puts lead sourcing, door knocking, lead-source tracking and the full job workflow (estimates, scheduling and invoicing) in a single app. The lead-sourcing piece is Atlas, QuoteIQ’s prospecting map, and it is included on every plan. Atlas shows your customers and jobs as pins on one map, then lets you search for new businesses to sell to in the areas you already work.
Here is how the Lead Generator works. You pick a business type, such as property managers, restaurants or offices, from 67 types in 16 groups, then choose an area: a ZIP code or a shape you draw on the map. The search is free and returns the exact number of businesses found as locked gray pins. When you buy, every business in the search unlocks with its name, address, phone number and website, and contact details cost nothing extra. Pricing is tiered per business: $0.25 for the first 100, $0.20 for businesses 101–500, $0.15 for 501–2,000 and $0.12 beyond that, with a $25 minimum purchase (so 100 businesses is $25 and 1,000 is $180). Atlas is new, so confirm current rates in the app before you buy.
Every lead gets a Route Match Score, from “Excellent fit” to “Low fit,” based on how close it is to your nearest customer, how many of your customers sit within 2 miles, and how well the business type fits your trade. From a lead card you can call, text, get directions, or start a deal, estimate, invoice, job, task or reminder. QuoteIQ sends no outreach automatically. Leads you buy stay yours permanently, are visible to your whole team and export to CSV.
For neighborhood canvassing, Atlas also tracks door knocking. Drop a pin on any house, give it one of seven default statuses (Not Home, Knocked — No Answer, Contacted, Interested — Follow Up, Not Interested, Do Not Knock, Appointment Set), add notes and save it as a contact in one tap. On the inbound side, Lead Sources are on every plan, Contact Request Forms (Pro and up) feed website inquiries into a submissions inbox with a push notification, and the AI Virtual Call Team answers calls around the clock, qualifies leads and filters spam.

Quick verdict: If you want to find new customers, work them and run the jobs in one app, QuoteIQ is the pick. Solo operators start on Essentials ($29.99/mo). Most small crews land on Pro ($199.99/mo, 4 users, Contact Request Forms and automation campaigns) or Elite ($299.99/mo, 10 users, InstaSchedule and pipelines). If a big paid-ads budget is your main lead source, look hard at ServiceTitan.
ServiceTitan is the enterprise field service platform, and its lead-generation play is Marketing Pro, a separate product built around the money you spend to get calls. According to ServiceTitan’s documentation, it covers email, SMS and direct-mail campaigns with customer audiences, call tracking that assigns tracking numbers to campaigns so leads and revenue can be attributed, and a reputation module for review requests and surveys.
The ad side, Marketing Pro Ads, connects Google Ads, Google Analytics and Meta Ads, adds dynamic call tracking and webform attribution, and includes an Ads Optimizer that adjusts bids and budgets using revenue and capacity data. ServiceTitan’s own pages also name Scorpion as its preferred digital marketing partner. Those are vendor descriptions; we have not run the product.
ServiceTitan publishes no prices. Its pricing page lists three packages, each with a Request Pricing button and per-technician pricing, and Marketing Pro is sold in packages through your account team. Plan on a sales process and onboarding rather than a self-serve signup.
Best for: Companies with 20+ technicians, a dedicated office or marketing person, and enough ad spend to be worth tracking closely.
Quick verdict: Choose ServiceTitan when your leads come from paid ads and you have the staff to run the system. Below that scale, the cost and setup rarely pay back, and a simpler tool will get you to booked jobs faster.
Jobber’s lead tools are about getting found and following up. Online booking and a website builder come with Core and above, and its Marketing Suite page says Google Business Profile optimization and the Jobber website are included with every plan.
Marketing Suite is a paid add-on ($99/mo on Jobber’s pricing page). It keeps your Google Business Profile current with posts, photos and reviews, posts to Facebook and Instagram, turns completed jobs into content (Job Showcase), sends automatic review requests with AI-written replies, runs email campaigns to past customers and rewards referrals. A separate Sales Pipeline add-on is $49/mo, and an AI Receptionist add-on is $29/mo.
What it does not do is find people or businesses you have never contacted. Lead capture forms (“Requests”) appear on the pricing page, but we could not confirm which plans include them, so check before you buy. Jobber also raised list prices in Q2 2026, so older reviews quoting $29 or $99 plans may be out of date.
Current plans: Core $49 month-to-month, $39 on a one-year term or $29 billed annually. Connect (1 user) is $139, $119 or $99, and Grow (1 user) is $199, $169 or $149. Team versions scale with users, and each extra user is $29/mo.
Best for: Crews of 1–5 that win work from Google, referrals and repeat customers and want clean follow-up.
Quick verdict: A solid pick for small crews that already rank on Google and want a tidy follow-up engine. If you need a tool that also finds new prospects, add a separate source or choose QuoteIQ.
Housecall Pro is refreshingly direct about lead generation. Its help center states, “We do not provide or guarantee new customers/business.” What it does give you is online booking, review management and tools for following up.
Online booking and review management come with every plan. The pricing page also lists Campaigns (text, email, postcard and automated flows), a Pipeline and Websites, but it does not say which plan includes each, so confirm during a demo. Housecall Pro integrates with Thumbtack and offers APIs for pushing leads into your pipeline. The help center adds that new customers may discover you through the Housecall customer app, and calls that a “potential” outcome rather than a promise.
The plan ladder is clear about users: Basic has 1, Essentials has 5 and adds routes, flat-rate pricing, checklist automations, photo reports, employee GPS tracking and QuickBooks Online sync, and Max has 8 and adds a sales proposal tool, recurring service plans, route optimization, open API access and a dedicated onboarding specialist. Extra users on Max are $35/mo, and payment processing starts at 2.59%.
Best for: Residential shops that already get calls and want faster booking and more reviews.
Quick verdict: Pick Housecall Pro when the bottleneck is converting calls and collecting reviews, not sourcing new demand. For finding prospects, pair it with an outside source.
Workiz’s lead feature is Genius Leads, an AI tool that watches for service-request emails and texts and creates leads in your account automatically, so nobody retypes details. Workiz’s blog names website inquiries, warranty requests and emails from third-party lead providers as sources.
Leads tracking comes with all three plans. Genius Leads is listed for Pro and Ultimate on the pricing page, while Workiz’s own blog says Ultimate only, so ask which plan you would need. Integrations include Google Calendar, Reserve with Google, Yelp, Thumbtack and Angi Leads. Genius Phone, Genius Answering and Genius Marketing (blast and automated email and SMS campaigns, workflows, an AI writer and reputation management) are sold separately on any plan.
Every plan shows “Request pricing,” and the pricing page does not list user counts. Workiz says annual billing can save $400 or more, without naming a plan. Treat everything here as a starting point for a sales call.
Best for: Shops where leads arrive as calls, texts and emails from several directories and need one inbox.
Quick verdict: Worth a demo if your leads are scattered across inboxes and directories. If you want a tool that also generates the list, look higher on this page.
Houzz Pro is the CRM from the Houzz home-improvement marketplace, so its lead generation is the Houzz audience itself. According to Houzz’s help article, leads from Houzz advertising and Houzz websites are sent automatically into the Houzz Pro CRM, and you can add other leads by hand, by spreadsheet upload or by importing from your inbox.
Houzz’s own pricing page would not load for us, so the numbers here come from Capterra. It lists a free version (invoicing, estimates and a 3D floor planner), a Pro plan at $399/month flat rate (adds the CRM, assemblies and online payments) and Essential-Designer, Custom and Enterprise plans by custom quote. The custom tier adds bid management, takeoffs, purchase orders, scheduling and a custom website. The price of Houzz advertising was not published where we looked.
Public reviews are mixed. Software Advice lists 4.3 out of 5 from 1,088 reviews, with praise for the feature set, but reviewers also cite high subscription prices, unexpected charges, locked-in contracts, few or low-quality leads, limited exclusivity and slow support. Those are reviewer comments, not our testing.
Best for: Remodelers, designers and builders who sell design-forward residential projects and want a marketplace audience.
Quick verdict: A fit for design-led remodelers who already see value in the Houzz audience. Price out advertising separately before you commit, and read recent reviews on lead quality.
JobNimbus is a CRM and project-management tool positioned for roofers and other exterior contractors. On the lead side, its pricing page lists a Marketing add-on in two forms: managed SEO, websites and Google and Facebook Ads, or a built-in marketing system (still in beta) for faster lead response, follow-ups and reviews. A second add-on, Engage, handles communications for current customers. Prices are on request.
Plans scale by users and automation. Essentials covers up to 3 users, 10 active automations a month and 2 integrations. Pro covers up to 10 users, 30 automations and 5 integrations. Premium covers up to 19 users, 100 automations and unlimited integrations, and Enterprise starts at 20 users with unlimited automations. The pricing page we reviewed does not mention lead capture forms, lead management or lead-source integrations, so confirm them in a demo.
Best for: Roofing, siding and restoration crews with a sales-driven, multi-step job process.
Quick verdict: A reasonable fit for exterior crews that want a managed marketing partner alongside their CRM. Ask for lead-capture details and add-on pricing in writing.
Pipedrive is a sales CRM, not field service software, and it earns a place here because of its LeadBooster add-on. LeadBooster bundles four tools: Chatbot (qualifies website visitors as leads), Live Chat, Web Forms that send submissions into the pipeline, and Prospector, which finds outbound leads matching your filters. Web Visitors is sold separately.
LeadBooster is included in Premium and higher plans and can be added to Lite and Growth. Pipedrive’s pricing page lists it as an add-on starting at $32.50, while the help article does not state a price and points to a separate page on how Prospector credits are billed. Prices are per seat, exclude VAT and are quoted for annual billing; Pipedrive says annual billing saves up to 42%.
The trade-off is scope. Pipedrive manages the sales pipeline; it does not run your crews. You will need separate software for scheduling, dispatch and job invoicing, which is why it ranks below tools that cover the whole job.
Best for: Contractors who sell larger commercial or B2B jobs through a pipeline and have someone doing outbound prospecting.
Quick verdict: A good sales layer if you chase commercial accounts and already have field software. For a single app that sources leads and runs the jobs, QuoteIQ covers more of the workflow.
Contractor+ is a low-cost CRM and estimating app with a leads-first design. Its Angi integration page says new Angi leads “automatically flow into Contractor+ as Opportunities,” where you can call, text or estimate. Leads from Facebook, website forms and referrals sit on the same board, and you can track performance by source.
Per its pricing page, the Free plan covers up to 250 leads and clients and up to 5 estimates or invoices a month. Pro is $29 for 1 user with unlimited leads and clients, an opportunities pipeline, an AI estimator and a website. Pro Team is $58 with 2 users included, then $20 per extra user, and an 8% quarterly Angi rebate. Max is $500 with unlimited users and $1K a year in AI credits. The page’s meta tags show $49 and $98 for Pro and Pro Team, so confirm at checkout.
Contractor+ Local is the closest thing to lead generation. Its lead-generation page describes a “done-for-you” local SEO add-on at $249/month covering review management and replies, photo optimization, citation sync, Google posts, Q&A management, profile optimization and ranking heatmaps. It does not include a website or ads. That page says Local is not part of base plans, while the pricing page lists it as included with Max, so ask which applies. Return claims on the vendor’s page are unverified marketing.
Best for: Solo operators and small teams on a tight budget that already buy leads from Angi.
Quick verdict: A sensible starter if you buy Angi leads and need somewhere to work them cheaply. Do not expect it to create demand on its own.
SPOTIO is a field-sales app for teams that knock doors and visit businesses. Territory creation and management are on every plan. The B2B plan adds a Google Places integration for business data, plus route planning and optimization. The B2C plan adds Find My Team tracking and offline “My Day” access. Location verification is on B2B and B2C. A Lead Machine add-on, priced separately, is described as finding better prospects and filtering out bad ones.
What SPOTIO’s plan page does not list is a lead database or canvassing-specific data in any plan, so its strength is managing reps and territories once you know where to go. Pricing is user-based and unpublished. The plan pages say “25 licenses or more,” while the FAQ says SPOTIO is designed for teams of 5 or more, so ask which minimum applies.
Best for: Roofing, solar, window and similar teams that run managers and reps through door-to-door or business visits.
Quick verdict: A fit for managed outside-sales organizations. A single contractor knocking doors gets door-knocking tracking inside QuoteIQ Atlas without a separate app or a team minimum.
Most contractors run small businesses, and small businesses depend on whether the phone rings. These are the figures worth knowing before you spend a dollar on lead tools.
The first three numbers set the scene: small businesses are everywhere, and skilled labor is expensive, so time spent chasing the wrong leads costs real money. The Atlas figures show what sourcing costs when it is priced per business instead of per month. The last number is a reminder that buying or finding a list is the easy part. How you contact it is where the legal risk sits.

If your jobs come mostly from Google reviews and repeat customers, Jobber is a close second. Its Marketing Suite handles your Google profile, campaigns and referrals for $99/mo on top of the plan.
QuoteIQ Elite ($299.99/mo, 10 users) adds InstaQuote and InstaSchedule so customers can price and book themselves day or night, plus review-request automation, five deal pipelines, and Atlas Routing and Employees. That covers a lot of lead capture without a second subscription. If your only bottleneck is booking and reviews, Housecall Pro Essentials ($149/mo billed annually, 5 users) is a simpler alternative.
QuoteIQ Max ($699.99/mo, 20 users, unlimited pipelines, Website Builder included) keeps sourcing, tracking and field operations in one system, and extra users are $25/mo each. If you spend heavily on Google Ads and want every call tied to revenue, price out ServiceTitan with Marketing Pro too, but expect a sales process, a longer setup and quote-only pricing.
With a dedicated office team and enough ad spend to justify it, Marketing Pro’s call tracking, ad attribution and Ads Optimizer are the deepest marketing tools on this list. You will pay for them in price, onboarding and admin time. Compare the quote against QuoteIQ Max if your real need is lead sourcing and a single operating system rather than ad optimization.
If you sell to property managers, offices, restaurants or other businesses, Atlas searches 67 business types in 16 groups and turns each lead into a deal. A dedicated salesperson running long bid cycles may prefer Pipedrive with Prospector, and outside sales teams that visit sites all day should look at SPOTIO. Design-led remodelers who want the Houzz audience can consider Houzz Pro.
Both are aimed at small crews, and both are plain about what they do: convert and follow up on demand you already have. You will need a separate way to find new prospects. The methodology above explains what we scored. These are the five steps we followed to get from a long list of tools to ten ranked entries.
Define the job before the brand. We split “lead generation” into three jobs: sourcing new prospects, running the marketing that creates demand, and capturing and converting inbound leads. Then we listed CRMs serving contractors that do at least one of them.
Collect each vendor’s own pricing and feature pages. We checked official pages on October 8–9, 2026. Where a page would not load or listed no numbers, we used labeled third-party listings and said so. Quote-only vendors are marked as such, and no price comes from memory.
Match features to the three jobs. For each tool we asked what the software does itself, what needs a paid add-on and what depends on an outside partner. Tools that cover more than one job, and more of the work after the lead arrives, ranked higher.
Cross-check public ratings and complaints. We used the public ratings we could verify, such as the 4.7 average across 4,103 QuoteIQ app reviews and Houzz Pro’s 4.3 from 1,088 Software Advice reviews, and noted recurring complaints without averaging across platforms.
Add operator judgment and disclose the bias. We drew on perspective from QuoteIQ co-founders Mike Vidan and Justin Rogers, then said plainly that QuoteIQ is our product and our #1 pick, with the trade-offs shown for every tool, ours included.

It means one of three different things: sourcing new prospects, running the marketing that creates demand, or capturing and converting leads that already reach you. A tool that catches form and email leads is not finding new prospects, and a prospecting tool is not running your ads. Ask every vendor which job it means, then check which plan includes it, because many lead tools are paid add-ons.

Entry prices on this list run from free to about $60 per month: QuoteIQ Essentials is $29.99, Jobber Core is $29 billed annually and Housecall Pro Basic is $59 billed annually. Lead tools often cost extra: Jobber Marketing Suite is $99/mo, Pipedrive LeadBooster starts at $32.50 and Contractor+ Local is $249/mo. ServiceTitan, Workiz, JobNimbus and SPOTIO are quote-only. QuoteIQ leads are billed per unlock, with a $25 minimum.
Some can surface prospects, but none can promise customers. Atlas, Pipedrive Prospector and SPOTIO’s business data help you find who to contact, and Houzz Pro routes marketplace leads in. Housecall Pro says plainly that it does not provide or guarantee new customers. Treat every lead as the start of a conversation, and measure how many turn into booked jobs before you buy more.
Tag every contact with its source the moment it enters the system: Google, referral, door knock, purchased list, Angi or website form. QuoteIQ has Lead Sources on every plan, Contractor+ tracks performance by source on its Opportunities board, and ServiceTitan ties tracking numbers to campaigns.
